Lakeview Ranch MHC is an Illinois licensed mobile home park on the north end of Lake Mattoon approximately 5 miles southwest of Mattoon, Il 61938 and approximately 4 miles west of Interstate 57 in central Illinois. Also, Interstate 70 is approximately 18 miles to the south. The physical address is Rural Route, Gays, IL 61928 for this location. All of this property is located in Coles County, IL.


Lakeview Ranch Resort RV Park is located within the same area.


Lakeview Marina is located at 19 Lakeview Drive within the park and is open during spring, summer, and fall seasons.


Currently there are 181 lake front sites that have water and sewer available. Also, 35 farm acres adjoining the MHC with lake frontage is available for one acre sites for sale for additional development. This makes a total of approximately 125 acres of lake front property located on the north end of Lake Mattoon.


The park is 55% occupied on a regular basis. In the past year effort has been made to remove older homes and ready the lots so new homes are able to come in. Usually, we have a waiting list and do work with the local MH sales in the area to bring in new homes. The lots range in size due to the contour of the lake frontage; some are considered a lot and a half and the lessee pays accordingly. Most owners of the mobile homes use their lot for vacation purposes only and have homes elsewhere.


Custom decks and docks may be added by request. One may mark off an area 50' into the water from their lot line and use that as their own private swimming area.


The new additional acreage to the east of the park is a prime development area. Available now are one acre lakefront sites starting @ $125,000. per building site with beautiful views down Lake Mattoon, a 1050 acre lake. This lake is great for fishing, boating, and swimming!


This MHC is hooked onto the public rural water source, Clearwater and Lake Mattoon Water Association. Before the park had its water source from a deep well located on the property which was tested with the EPA each week. This is an excellent source of water and though it is not used for the MHC now it is still used for drinking water and is still being tested. The water is tested by the EPA in Champaign, IL and Springfield, IL by a certified water operator, presently the owner.


Park roads are graded, leveled, and surfaced with oil and chip. This improvement was done by NeCo Asphalt Co. of Charleston, IL.


Maintenance is done by park management. Additional maintenance for hire (mowing, raking, etc.) may be contracted for you by contacting management.


Residents: We have professionals, blue-collar workers, and those that are retired. Few children reside in the park; however, the school bus does come to the front entrance of the park from the Neoga, IL school district. Interests range from water sports such as skiing, boating, kayaking, canoeing, paddle boating, and fishing to just enjoying their lake front site. Bass fishing (bass pro) contests do take place during the season. Other fish that are plentiful include catfish and crappie. Each site is lakefront and a dock(s) exist for your boat.



Leases for 2013/2014 are at the single site rate of $400 per month. Other larger sites are more per month. A discount of one month's site rent is given if the entire year is paid in advance by December l of the previous year. Call to see a sample lease.

Rents have been raised gradually over the last fourteen years and with the improvements made, the residents seem to enjoy their sites.


Several residents live elsewhere and maintain their site for vacation purposed only. Residents are from the local area, Chicago, St. Louis, AZ, FL, IL and many from the Champaign area.


Effingham, IL is about 20 miles south on Interstate 70 and Interstate 57. It is the crossroads of the Midwest. Chicago is 185 miles north. St. Louis is 150 miles west. Indianapolis is 150 miles east. This park location is easy accessible by interstate.
